Introduction

We try to cater for the needs of all visitors in our home based 5 bedroom bed & breakfast. The following statement is a summary of our provision which we have compiled to best of our knowledge. If you have any specific requirements please contact us directly to discuss it and we will do our best to help you.

Pre-Arrival

There is a bus stop in the High Street. It takes 5 minutes to reach Britannia House by foot. Go downhill, follow the road which bends left. The street is now called Gosport Street. After 50 metres turn right into Station Street. We are at the bottom right at the corner to Mill Lane.

There is a main train station, called Lymington Town, opposite of Britannia House. The line connects Lymington with Brockenhurst, where trains run to London-Waterloo or Weymouth, and with the Isle-of-Wight (Lymington Pier). The train arrives every half hour at .05 and .35 and departs every half hour at .47 and .17. The first train comes in a 6.05 and the last train departs at 22.17.

Arrival & Car Parking Facilities

On arrival, park your car outside Britannia House and make yourself known, i.e. ring the door bell. After the welcome your host will give you a parking space, either on or off site, as there is always parking available.

We are very happy to assist with your luggage.

The Quay and the High Street with its many shops, pubs and restaurants are only 2 minutes walking distance from Britannia House.

Main Entrance

The front door has one step which is 25cm high.

The front door is always locked, but there is an intercom door bell to the left of the entrance which can be reached from any height.

The door is made of two wings, each 62 cm wide. The right wing always remains locked but can be opened on request. The left wing with a brass handle leads into the house.

Reception / Entrance Hall

The entrance hall leads to the left into the kitchen and to the right upstairs to the guest lounge. It is 2 by 2.5m large, well lit and the telephone which guests can use for emergencies.

Public Area: Internal

From the hall leads a staircase to the first floor guest lounge.

There are 15 steps. Surface is short pile carpet.

Each step is 18cm high, 26cm steep and 77cm wide.

The guest lounge is 7x4metres large, has two sofas and one arm chair enabling up to 8 people to sit comfortably. There are 5 large windows providing wonderful views over Quay, harbour and the Isle-of-Wight. Two of those are bay windows.

Public Area: External & Garden

The corridor on the ground floor connects the kitchen with the two bedrooms is 110cm wide. However, a cupboard (halfway) displaying teapots etc narrows the corridor down to 70cm.

The corridor has a wooden flooring, good contrasted wallpaper and colours, is well illuminated by both electric light and daylight.

The corridor also leads to the secluded courtyard garden. Internally, there are 2 steps, each 17cm high, to the door, which is 78cm wide, and then there is a third step (outside), 20 cm high, taking you to the garden area.

The courtyard garden with flowers and evergreen plants is equipped with garden furniture, i.e. a table and four chairs. Guests are most welcome to use it for their pleasure.

It is also the designated area for smokers.

All guest bedrooms are en-suite. Hence there is no public WC available.

Guest Bedrooms: Britannia Point Building (the historic building)

There are two bedrooms on the ground floor, both with an en-suite shower room.

Door width, both main and to the shower room, is 70cm.

In the shower rooms, the toilet is 46cm high and the wash basin 80cm. There is one step into the shower tray which is 23cm high.

There are two lights in each shower room, one ceiling light which is also connected to the ventilation and one stronger light above the basin mirror.

One bedroom is equipped with a king size bed, the other can be laid out either as a double or a twin-bedded room.

There are at least 50 cm routes within the bedroom, i.e. to the side of the beds between walls and beds.

Furniture is moveable, if necessary.

Television with remote control and teletext and freeview channels.

Two chairs in each room with 45cm seating height.

Fitted short pile carpet on the floor.

Britannia View Building (the new building)

In addition to the bedrooms in the historic building, which we call Britannia Point, there is another 1 guest bedroom in a separate new building, which is called Britannia View.

That building is literally opposite of Britannia House in Station Street. It is a 3 storey townhouse built in 2003 and semi detached. To differentiate it from the other buildings the front door is white (compared to blue of the neighbours).

Guests who stay there also come for breakfast to the kitchen of the main house (see below).

There is no step into the house – with a front door 80cm wide – and you enter directly a corridor which is 90 cm wide and very well lit. In addition, one light stays on all night as a matter of security.

The entire house (public area and guest bedrooms) is laid out with short pile carpet.

Guest Bedroom: Britannia View Building

There is one bedroom here on the first floor.

It is upstairs. 13 steps, each 73cm wide, 23cm deep and 18cm high, lead to the first floor where the room is on the right, door width 70cm. It has got a king size bed, two wooden bedside cabinets, one chair (46cm seat) and a built-in wardrobe unit covering the entire length of the wall, with a dressing table area, a TV and tea and coffee making facilities.

Space around bed 70cm plus.

On the left is the en-suite shower-room with a bath tub/ shower cubicle, 50cm height into the shower tray.

Breakfast Room

Breakfast is served in the farmhouse kitchen on the ground floor of the historic building (called Britannia Point). There are no steps into the breakfast room. The door from the entrance hall into the breakfast room is 74cm wide. So is the door from the kitchen to the corridor.

Furniture is flexible and can be moved, if necessary.

The two tables have an underspace of 63cm high. Table tops are 78cm high. The 8 chairs are without arms and seats are 45cm high, so is one additional bench.

The flooring is solid wood.

In the case of a fire, there are three exits – two internally leading to the corridor and the entrance hall respectively and the stable door which leads you directly to the outside.

We do not play background music in any area of our Bed & Breakfast.

Additional Information

Mobile Phone reception in Station Street is good – dependent on the provider. Orange and O2 – no problem. T-Mobile and Virgin – not satisfactory.

We provide a secured Britannia WiFi network with a password. Generally, it should be accessible in all guest bedrooms. However, dependent on the location of the bedroom the signal is not always as strong as wanted. Guests are always most welcome to sit either in our farmhouse kitchen or the up-stairs guest lounge in the historic building where WiFi reception is strong and healthy.

We operate a non-smoking establishment. Smoking indoors for health and safety reasons and most importantly for the comfort of the following guests is strictly forbidden. Smoking is allowed in the Courtyard Garden where an ashtray is provided.

On arrival guests are given our fire and safety regulations, floor plans and evacuation plans which they kindly familiarise themselves with. If you like to have them before arrival, we would be happy to email them to you.

Hours of operation: unless stated differently on our web site we are open all year.

Generally, your host is available 24 hours. The telephone will be answered between 8am and 9pm. Between the hours of 9pm and 8am an answering machine will be in operation for you to leave a number and message and we will then call you back as soon as operation allows.

Arrival times basically at any time, but by prior arrangement, i.e. notification, only.

The in-house guests are given Tobi’s personal mobile number where they can contact him directly, if necessary.
